Reservation and Payment Policy
All reservations require a 50% deposit at the time of booking. The remaining balance will be due 30 days prior to arrival. Reservations made within 30 days of arrival will require full payment at the time of booking.
Cancellation Policy
- Guests will receive a full refund (less the 3% credit card processing fee) if the booking is canceled, in writing, within 48 hours of booking and at least 30 days prior to the arrival date.
- Guests will receive a full refund (less the 3% credit card processing fee) if the booking is canceled, in writing, at least 30 days prior to the arrival date.
- Guests who cancel within 30 days of arrival will receive no refunds.
- For guests who need to cancel, we will make every attempt to rebook their dates. If the dates are rebooked successfully, we will issue a refund of payments made, minus a 25% cancellation fee.

- No refunds for early departures, delayed arrivals, no-shows. No refunds given for failure to use the property due to inclement weather.
- We STRONGLY ENCOURAGE you to get Trip Insurance.
Property Rules and Rental Conditions
We can’t wait to host and share with you a little slice of heaven which we are fortunate enough to call home here in Southeast Ohio. We ask that a few simple rules be followed to ensure an exceptional and memorable experience. As such, we’ve outlined our Property Rules and Rental Conditions below. - Minimum rental age is 25. Copy of government-issued photo ID required.
- No parties or events unless agreed upon in advance with the host.
- Please do contact us at (740) 764-4684, or [email protected] should you have any questions on how to use our facilities or event gathering spaces.
- All guests of Hideaway on the Hocking must be listed on the Pre-Arrival Form.
- Guests, other than those identified on the Pre-Arrival Form, may not visit or stay anywhere on the property or use the facilities.
- All guests are the sole responsibility of the Primary Guest.
- Quiet hours are held on all premises of the property between the hours of 10:00 pm and 8:00 am.
- Tobacco / Marijuana / Candles / Fireworks / Firearms / Explosives / Illegal Drugs / Illegal Substances
- Ohio is one of the most restrictive states when it comes to smoking. Odors are a concern, as are the careless discarding of butts and the potential for fire. As a result, smoking is prohibited anywhere inside or on the grounds of the property. Guests at the property are strictly prohibited from using tobacco products, marijuana products or products that produce smoke at all during their stay, as even odors trapped in their clothing can permeate into the bedrooms and public spaces at the property.
- Fireworks are not allowed on the property.
- No firearms, explosives or other dangerous items shall be brought to or permitted upon the property.
- Further, guests shall not engage in or allow the use of any illicit or illegal drugs (“illegal” as defined by the US Government) or substances at the property, nor shall Primary Guest permit others in the rental party to participate in such activity.
- Any violation of this provision of the Rental Agreement shall automatically be a significant and material breach of this agreement.
- Internet access – All properties managed by Hideaway on the Hocking have wireless internet access as a courtesy for guests; however, this service can sometimes be erratic. Hideaway on the Hocking makes every effort to ensure this service is working properly but is not responsible for problems with internet service or guest’s computers. Hideaway on the Hocking does not provide any technical support and no refunds are issued for internet service problems.
- There is a hot tub on the property which is serviced and sanitized between each reservation for cleanliness.
- Please observe and adhere to all rules and policies as posted at the property regarding safe use of the hot tub. The hot tub and surrounding patio/deck can be dangerous and can be slippery when wet. Guest accepts and assumes all risk involved in, or related to, the use of the hot tub, and patio/deck areas and releases Hideaway on the Hocking from any and all liability or loss that may result in connection with the use of the hot tub.
- No glass allowed in or near the hot tub. If broken glass is found in the tub, there is a $250 fee.
- Fires must be attended by an adult at all times and fully extinguished before leaving the area.
- The Primary Guest assumes all responsibility and liability of fires in fireplaces and fire pits.
- Fires outside designated areas not permitted at any time.
- In extreme weather conditions, outdoor fires may be prohibited.
- Amenities such as appliances, entertainment systems, and hot tubs may occasionally require maintenance. If you notice any problems upon checking in, please notify Hideaway on the Hocking staff immediately and we will work to resolve them as soon as possible. Availability of these items is not guaranteed, and no rental concession or refunds will be given for time without these items.
- The reservation is subject to immediate and non-refundable cancellation if guests become disruptive, unruly, or unregistered guests are on the property.
- The Primary Guest assumes sole responsibility for any damage caused to the property. Hideaway on the Hocking reserves the right to charge the Primary Guest for any damage to the premises or excessive cleaning ($100/hour) necessary resulting from your stay.
Primary Guest Charges
The Primary Guest may be required to pay for incidental charges and other fees incurred during your stay. The name of the Primary Guest on the reservation and a picture ID will be required along with the signed rental agreement. If any costs or damages, including but not limited to extra cleaning fees, evidence of smoking, damage to hot tub, or unauthorized dogs, are discovered during or within a reasonable amount of time after your stay, the Primary Guest will be charged for said amounts. No charges will be processed without prior written notice.
Pet Policy
- Hideaway on the Hocking allows dogs 9 months and older at The Little Brown Caboose and The Falls cabin.
- There is a flat fee of $75 per stay and the limit is two dogs. Hideaway on the Hocking will provide a pet bed, food bowl, pet towel and waste bags.
- Signs of dog damage will result in additional charges based on extent of damage starting at $50 cleaning fee/hour for any dog hair or tracks left on linens, furniture or floors.
- Dogs are not allowed in any of the other units. If a dog is brought into any rental unit other than The Falls or The Little Brown Caboose, the Primary Guest will be charged a minimum $250 fee.
- Hideaway on the Hocking documents images of the residence before and after each guest’s stay to confirm the extent and severity of any potential damages
- Additional asks are as follows:
- Please clean up after your dog each time.
- Any damage caused by pets to the resort, or the rental will be charged to the Primary Guest.
- Dogs must be leashed outside the rental unit.
- Dogs barking and other noises must be kept to a level that does not disturb other guests.
- Dogs must be current on vaccination and heartworm preventative measures.
- For your protection, your dog’s protection, and our guests’, we strongly encourage dogs to be treated with flea and tick repellant.
- Please do not leave unattended dogs in the rental unit, unless they are in a crate which you provide.
- Please use the provided throw blankets on the sofa and NO dogs on the beds.
- Dog owner / Primary Guest assumes all liability for any dogs in their rental and on the property for any injury or accident caused by the dog.
Weather Disturbances and Inherent Risks
There are inherent risks of staying in a natural setting, including limbs/trees falling on the house or deck area, animals, insects, etc. In conjunction with these natural settings, there are additional features of this property and its surroundings to take into consideration as it pertains to safety. These considerations are such as (and not limited to) hot tubs, bodies of water be it a pond, stream, or river, areas for climbing, and access to areas with unprotected heights, including along the hiking trails and Hocking River’s edge, among others. Furthermore, Hideaway on the Hocking is located along the Hocking River, which is subject to changes in water elevation and speed of current, dependent upon local and regional weather events impacting the river. Hideaway on the Hocking restricts guests from entering the river at any time. These are risks that cannot be eliminated without changing the essential nature of the experience.
Access to Property / River Road
With very large amounts of rain, River Road leading to Hideaway on the Hocking may flood. In this event, Hideaway on the Hocking management will contact you with an alternative vehicular entrance to the property that is not subject to flooding. Should all access be flooded, you will be issued a full refund for the reservation costs already paid or can choose a new reservation date. No additional refunds will be issued. Although quite rare, this happens every few years.
Additional Details
All guests are responsible for their own actions during the course of their stay and agree to release, indemnify, and hold harmless Hideaway on the Hocking LLC (vendor, hereby referred to as “Hideaway on the Hocking”) and Seven Generations LLC (property owner, hereby referred to as, “Seven Generations”), agents and employees for damages or injuries to persons, their minor children, pets or property by reason of any cause either in or around the premises.
Hideaway on the Hocking and Seven Generations accept no liability and will not pay any compensation where the performance of its obligations is prevented or affected directly or indirectly by or as a result of force majeure or any circumstances beyond its reasonable control including, but not limited to, flood, earthquake, extreme adverse weather conditions, natural disasters, other acts of God, acts of terrorism, fire or failure of electric power, gas, water, or other utility service, plant machinery, computers, vehicles or collapse of building structures. Hideaway on the Hocking will not be responsible for the loss or damage of any property left in or around a residence other than as required under Ohio law. Hideaway on the Hocking and Seven Generations will not be liable for any indirect, consequential loss or pure economic loss (whether caused by the negligence of the company, its employees, contractor, agents or otherwise). The company’s total liability shall not exceed the value of this contract. Nothing contained in these terms and conditions may be read or construed as excluding any liability for death or personal injury caused by Hideaway on the Hocking or Seven Generations’ negligence or liability for fraud or fraudulent misrepresentation. These terms and conditions will be governed by and construed in accordance with the laws of the state of Ohio, without regard to conflict-of-laws principles
